T&C's During the booking phase

Booking an Apartment:
If you are booking an apartment through one of our booking agents they will take a booking fee however this will not secure your booking.To secure you booking we take a 50% deposit when you book online, via one of our agents or direct.

Cancellation Policy:
30 days prior to arrival: Full refund less £10 admin fee.
14-30 Days: 50% of rental fee is payable.
0-13 days: Full rental fee is payable.

Child Policy:
A cot and high chair are available upon arrival subject to availability.

While staying in our apartments
CONDITIONS OF HIRE ( as provided and recommended by Association of Self Caterers in Scotland, ASSC )

1. The Tenant warrants that the subjects let are to be used for the purposes of a holiday and so accepts that the letting is a holiday let to which Section 12(2) and paragraph 8 to Schedule 4 of the Housing (Scotland) Act 1988 apply, namely, "a tenancy the purpose of which is to confer on the tenant the right to occupy the house for a holiday."

2. The Tenant shall not sub-let the premises or any part thereof. 

3. The number of people occupying the premises shall not exceed the number stated for the premises.

4. The Tenant binds and obliges himself to vacate the hired premises without demand at the termination of the period of hire.

5. The Tenant binds and obliges himself to pay to the lessor in respect of any loss or damage beyond fair wear and tear. 

6. The Lessor may treat the booking as cancelled if the balance of the payment is not sent by the date agreed in the booking agreement, and every effort will be made to re-let the vacancy.

7. The Hirer shall, at all times keep the hired premises in a clean and tidy condition.

8. The Hirer shall undertake to prevent any member of his party from causing a nuisance or disturbance to other residents or occupiers in the neighbourhood. In the event of a problem arising, the Landlord has the right to ask the Tenant to leave.

9. The Hirer undertakes to leave the hired premises secure if left unoccupied during the period of let and do nothing else which might vitiate the Landlord’s Insurance Policy.

10. The Hirer undertakes to relieve the lessor from any liability for damage of injury however caused by any member of his party.

11. The Lessor, his agents or employees, accept no responsibility for loss, injury or damage to any member of the Hirer's party of their property, howsoever caused, arising in any manner out of the let of the premises.

12. Should the property be left in a less than satisfactory condition we reserve the right to levy a fee for cleaning of a minimum of £60.00.

13. All apartments are non smoking and should we have to carry out a deep clean because a guest has been smoking within one of our apartments we will charge a fee of £60.00 for this.
